Upon arrival at the cabin you will find a welcome sheet with instructions for check out.
Provided there are no other guests scheduled for the nights before or after your stay, we can be flexible with your check-in and check-out times. If other guests are scheduled, we ask that you honor the usual check-in and check-out times. This allows us to prepare the Cabin for the next guest. Additional fees will apply for late checkouts if we have not authorized it in advance.
To request an early check in or a late check out please email or call 24 hours prior to your arrival date to inquire if it will be available.
Payment is due in full at the time your reservation is made. Reservations will not be confirmed until payment has been received.
Upon checkout, the property is inspected for damages. Any damages to the property are the guest's responsibility and must be paid within 10 days from departure.
You will be responsible for leaving the cabin in good condition at checkout. Please remember that you are staying in a privately owned “cabin”; please treat it as you would want someone to treat your home. If accommodations are left damaged or unusually messy (such as unwashed dishes, stains on the furniture or carpet, or additional check out instructions not completed), the additional housekeeping charges will be deducted from your security deposit.
Maintenance, Rebates, Refunds:
All of the homes listed on our website are separate family-owned vacation homes. Every effort has been made to make sure all equipment in each home is in working order. However, as with any home, issues requiring repairs may arise during your stay. Please contact us with any inoperative equipment immediately. We will make every reasonable effort to have the repairs made as soon as possible. There will be no reduction in rent, rebate or refund issued for any mechanical failure of air conditioning, dishwasher, refrigerator, washer/dryer, TV, satellite, or any other appliance. We are, additionally, unable to issue a refund of rent for inclement weather or acts of God beyond our control, including closures of state parks, marinas, cove areas, shorelines or any other water access. At any given time, these areas may or may not be useable due to fluctuating water levels and no guarantee is made as to their availability.
All cancellations and reschedules will be charged a $25 processing fee. No exceptions. The service fee is not refundable.

|Cancellations less than 45 days but more than 21 days prior to your reserved date will be charged a cancellation fee of $100.|

|Cancellations more than 60 days prior to your reserved date will be charged a cancellation fee of $25.|

You may reschedule your original reservation one time only, provided it is 30 days or more prior to your reservation date. The charge to reschedule your original reservation is $75. Once you have rescheduled your original reservation, the reservation may not be rescheduled again, and if canceled, will not be refunded.
If you elect to depart prior to your check-out date, you will not be refunded for the nights you did not stay.
There is a 3 night minimum for Memorial Day,Labor Day, and Thanksgiving holidays. There is a 4 night minimum for Independence Day. July 3rd and July 4th must be rented together. There is a 2 night minimum for all regular reservations.
Smoking is allowed on the deck and other outdoor areas. There is absolutely NO smoking indoors*. Any evidence of smoking will result in an excessive cleaning charge of $150.00.
Pets are welcome at a daily fee at most locations (see the Rates/Payment section)*. Please note that the cabin may not be fenced and is in a neighborhood with other dogs that are not leashed. Unauthorized pets on the premises will result in forfeiture of your full deposit.
*Whitney Texas Retreat has a two pet maximum with a 35lb limit per pet.
|kennels and crates are not required unless you plan on leaving your dogs inside the house while you are away|

Children of all ages are welcome in most cabins*. The cabin is not "baby-proof" nor are all cabins fenced. We ask that young children are constantly supervised.
*Texas Hideaway currently only accepts children six or older.
Outdoor fire pit:
The outdoor fire pit, if applicable, may be used unless Hill/Bosque County Commissioner's Court has issued a "burn ban." Click here to check. Construction of your own fire pit is not permitted.

You must be 25 to make a reservation. Guests under the age of 25 must be accompanied by an adult guest 25 years or older at all times while on the property.
Photo identification may be required of all adult guests and requested prior to your arrival.
No loud music, parties or illegal activities permitted.
Fireworks are NOT permitted in the neighborhood, nor are ATV's (four-wheelers, go-carts, dirt bikes, etc.) and RVs.
Failure to follow the policies and rules may result in you being asked to vacate the property and/or forfeiture of your deposit. If you are asked to leave prior to your check-out date you will not receive a refund of your reservation payment and your security deposit may be forfeited.
Rates and policies may change at any time. We reserve the right to decline a reservation request for any reason or to cancel a reservation for any reason. If we choose to cancel your reservation you will be given a full refund.
We appreciate our guests and want your vacation experience to be wonderful. In return we ask that our guests respect our neighborhood, our neighbors and our cabin.
It is expressly understood and agreed that neither the owner nor the management company of said premises, shall be liable for any damages or injury to guest, guest's guests or their family/ies or to any of their property from whatever cause arising from the occupancy or use of the premises by guest and his family and guests. By making a reservation guest acknowledges and agrees to hold the homeowner(s) and CS Properties, LLC, harmless against any and all claims, damages or causes of action for damages arising from injury to persons or property, or loss of life sustained in or about the cabin and improvements thereon, or in or on the walkways, porches, decks, patios, stairways, back yard or streets in front of or appurtenant thereto by any person or persons whatsoever. Guest also acknowledges and agrees that use of Corps land, shorelines, docks, boat ramps, and any other lake access as well as swimming, fishing, boating and any other water activities are at your own risk. I further agree that the homeowner(s) and CS Properties, LLC shall not be liable for any personal injuries or damages to any goods, wares or property regardless of how such injuries or damages may be caused, or whether resulting from acts of negligence or by actions of occupants of adjacent properties or from the action of the elements or wild animals. It is further understood and agreed that neither the owner nor the management company shall be responsible for any personal property left by guest in the premises.
